This Looks fine until it isn't ⚠️

As part of the Second Edition update, I have been sharing red flags for mobile home fix and flippers that do not always show up on a spreadsheet.   

Here is one that shows up more often than people expect.   

Fix & Flip Red Flag #5: Do-it-yourself homeowner repairs 🔧 

Many homeowners are known for doing their own repairs, and believe it or not, sometimes these repairs aren’t safe!  

We have found these DIY repairs are more common in mobile homes than traditional housing options.  

That’s why it’s important during your conversations with the homeowner to ask them the right questions - so you get an idea of the quality of repairs you can’t see. In some cases, the homeowner doesn’t repair the mobile home themselves, but that doesn’t always mean they hired a professional. Sometimes in exchange for doing some repairs, they’ll trade a six-pack with a random person they met at the corner store. In either case, you need to always be on the lookout because these unpermitted, unsafe repairs could add thousands of dollars to your rehab budget and delay the closing.
