Last Saturday I walked a mobile home with 14 investors, and here are some of the big takeaways from the group.
Know your avatar. Before you fix a single thing, know exactly who you're renting to. That determines what actually needs to be repaired and what doesn't. Fixing for the wrong tenant profile wastes money on things nobody in that price range is going to notice or care about.
You can over rehab a property. It sounds backwards, but we see it constantly, people fixing $15 items that don't move the needle at all. Every dollar you put into a property should be tied to something your avatar resident cares about, and what is safe, not what looks nice to you.
When you're starting out and you're doing the work yourself. That's normal, and honestly it's a good thing. You learn what a property actually needs by getting your hands on it early, before you're paying someone else to make decisions you don't fully understand yet.
Always make an offer. Bill Cook was with us on the walkthrough, and he left an offer on the mobile home near by, a property that looked completely abandoned. Nobody else even considered it. That's the difference between an investor and someone who just shows up to look.
