She stopped me at Marshall's, I'll never forget what she said.

Teaching our Youth

The Day I Taught Money at My Old High School (And What Happened at Marshall's a Few Months Later)

I still remember pulling into the parking lot of my old high school knowing I was about to teach the same class four times in one day.

I was nervous, more nervous than I expected to be.

Not because I didn't know the material. I've done hundreds of real estate deals, raised private money, and spoken at conferences around the country. I know how money works.

I was nervous because these were kids, and I take kids' futures seriously in a way that's hard to explain.

I kept asking myself why they would want to listen to me about money. I'm just a guy from their town who buys mobile homes.

I walked in anyway.

🎒 Back in My Old Classroom

The first class had a mix of everything you'd expect from a high school classroom. Some kids were paying attention, some were asking questions, and some were sleeping, which honestly would have been me sitting in that same seat at that age.

I taught all four classes, drove home, and wasn't sure how much of it landed.

🛍️ Then She Stopped Me at Marshall's

A few months later I was walking through Marshall's when a girl stopped me.

"Hey, you taught in my class."

She recognized my neon yellow shirt. She had been one of the engaged ones.

Then she said something that gave me chills.

"I opened one of those IRA things you talked about."

I stood there completely frozen for a second. This was an 18 year old who had taken one simple idea from a 45 minute class and acted on it, not waiting until she had more money or more certainty. She just started.

The Coffee Money Went to Work

She had given up buying coffee a few days a week so she could put that money into her IRA instead.

That's not a small thing, that's a mindset shift. That's a young person who now understands the difference between paying interest and collecting it, and she made a real sacrifice to act on that understanding.

I think about her every time I teach this material, and I think about what her retirement is going to look like compared to her peers who never had that conversation.

That's why I keep doing this.

📚 Why This Is Some of the Most Important Work I Do

I've taught at high schools, real estate conferences, and youth events around the country, and every single time I walk away more convinced that this is some of the most important work I do.

The problem is I can only reach so many kids in a room at a time.

🎥 Bringing It Online, July 21st

So on Tuesday, July 21st at 6pm ET I'm bringing it online.

It's called What Every Young Person Needs to Know About Money Today and it's completely free.

We're going to talk about the real difference between paying interest and collecting it, using something as simple as a daily coffee to show how small decisions made early can turn into serious wealth over time.

If you have a kid, a grandkid, a niece, a nephew, or any young person in your life who needs to hear this, share this with them. And if you want to watch alongside them, even better. Some of the best conversations happen after.

30 minutes. Completely free. All ages welcome.
