Let’s jump into the 1st Red Flag when fix & flipping mobile homes which is being added.
Fix & Flip Red Flag #1: Septic tanks 💩
Mobile homes are more common in rural markets. It’s common to find them just outside of the city limits with an acre or more of land. This means the property will most likely have its own septic system.
There are many kinds of septic systems, and because laws change in different markets, be sure to stay up to date with all codes. It’s important to have the septic up to code because your end buyer won’t be able to pass inspection without it.
The two main parts of the septic system are the tank and the leach beds. The waste flows in that order, slowly making its way back to Mother Nature.
Depending on the depth of the water table in your area, your septic system may need to be raised. This means extra dirt is brought to the site so the system can be above the normal ground level. Because of how they’re designed and so the waste can flow against gravity, these systems always need a pump.
No matter which system you have, driving over the tank or the leach beds is likely to damage the system.
Finally, keep tree roots from growing within the septic system.
