In my last article, I shared one of the red flags 🚩 for fix & flipping mobile homes being added to the Second Edition of my book. 

 

Here’s another one that quietly kills deals if you miss it.   

 

Fix & Flip Red Flag #3: Wetlands and flood areas 🤿

 

Again, mobile homes are typically in rural areas, which increases the chance of flooding. This is not always obvious, however, because some flooding happens seasonally.  

 

Potential flooding does not automatically disqualify the property from being a fix-and-flip. Keep in mind, when it comes to your repair budget, you may either need to make special repairs or the end buyer may need to have special flood insurance.  

 

This is important for you to be aware of because when a buyer pays more for additional insurance, they may not be able to afford as expensive of a mobile home.
